Since disasters due to climate change have become large-scale and intense in recent years, residents' awareness of regional hazard maps is improving. My home is also close to the Tama River, so there are concerns about flooding and inland flooding, so I ordered a hazard map from the government office. Areas where flooding is expected, depth of flooding, areas where houses, etc. are at risk of collapse due to flooding, evacuation centers, etc. are shown by shading and color coding. I walked through the danger zone shown towards the Tama River. huh, what's this? There was a sign on a street pole with a prediction that the depth of flooding during flood damage would be ○○ meters. The condominium along this street is a splendid 7-story building, but if the expected flooding is ○○ meters, not only the 1st floor, but part of the 2nd floor is also predicted to be flooded, isn't it? A major impact on condominium prices is conceivable. It is unavoidable that hazard map investigations (price depreciation factors) have become essential during appraisals.

Conservation of green spaces that contribute to such climate change countermeasures is regarded as important thing, and the utility of urban green spaces has been reviewed. On the other hand, there are concerns that the ratio of green spaces in the city will decrease due to the Jingu Gaien redevelopment plan.
The number of cases where private businesses have created green spaces is increasing, but it seems that the current decline in green spaces should not occur due to development. It is hoped that valuable urban green spaces will be actively protected and renewed both legally and financially.
The 41st National Urban Greening Kawasaki Fair is being co-hosted by Kawasaki City and the Urban Greening Foundation under the initiative of the Ministry of Land, Infrastructure, Transport and Tourism as a commemorative project for the 100th anniversary of Kawasaki City's municipal system. The basic philosophy advocates promoting a “green movement,” where people and people's lives are gently connected through greenery, creating a heart-rich lifestyle. Specifically, fairs are being held at 3 locations: Fujimi Park, Todoroki Ryokuchi Park, and Ikuta Ryokuchi Park. The effects of green spaces are said to be ① environmental conservation effects, ② disaster prevention effects, ③ use effects, and ④ psychological effects. In other words, it is predicted that there will be a major impact on the connections between people and people's lives, and that it will be positive for the living environment and human activity environment (price increase factor).
When evaluating real estate, in addition to the “price depreciation factors” on the hazard map, how about considering “price increase factors” for urban greening?
Urban greening enhances the living environment, and in turn, it seems that it is becoming one of the factors that increase land prices.
